- Tiled roof with a metal box gutter

The problem
In heavy rain, water ran down small slits in the wall by the unit’s front door.
It got in behind the paint and left raised bubbles. The leak kept coming back in heavy rain.
What we found
We inspected the roof above the unit. The leak was coming from the box gutter, the metal channel built into the roof between two tiled sections.
The box gutter was defective. In the before photo, the old gutter is rusted through with holes.

What we did
- Set up harnesses, ropes and temporary anchor points for safe work on the roof.
- Lifted the tiles above the box gutter and set them aside on the roof.
- Cut out the old box gutter and lowered it safely to the ground.
- Installed a new custom-made Colorbond box gutter in Surfmist, about 10 metres long and joined in the middle.
- Riveted and sealed every joint so the gutter is watertight.
- Relaid the tiles over the new gutter and took the rubbish away.
