The problem
The strata manager asked us to look at water coming from the roof into a unit’s laundry ceiling.
What we found
Our roofer went up the single-storey roof by ladder and inspected the roof above the laundry.
They found two problems. The flashing there wasn’t enough to keep the water out. Debris had built up in the watercourse, the channel in the tiles that carries water down the roof.
What we did
- Removed the downpipe.
- Wire-brushed the built-up debris off the tiles.
- Installed a 1 metre apron flashing.
- Installed a splash pad.
This was a permanent repair and it fixed the cause of the leak. No more work was needed at this stage.
